Thinking About Buying a Home? It Might Be Time to Take Another Look

If buying a home has been on your mind but you've decided to wait, you may want to revisit your plans this fall.

The real estate market is always changing, and the conditions we see today may look quite different from when you last considered buying. With more homes coming onto the market nationally, relatively stable prices and slower sales activity, buyers may have a little more room to explore their options without feeling quite as rushed.

According to the Canadian Real Estate Association (CREA), national home sales declined 0.7% from July and were 6.9% lower than August 2025. New listings increased 3.3% month over month. National inventory stood at 4.8 months, while the MLS Home Price Index remained unchanged from July and down 3% from a earlier.

Of course, real estate is local. Conditions can vary quite a bit depending on where you're looking and the type of property you're hoping to buy. But if you put your plans on hold because there wasn't enough choice, prices felt out of reach or the timing just didn't feel right, it may be worth seeing what's changed.

Before You Start House Hunting, Revisit Your Budget

You don't have to be ready to make an offer to benefit from reviewing your mortgage options.

Your financial picture may have changed since the last time you looked. Perhaps you've saved a little more toward your down payment, your income has increased, or your monthly expenses look different. Mortgage rates and available products may have changed, too.

Taking another look at the numbers can help you understand what buying a home could look like today.

One thing I always encourage buyers to consider is the difference between what you qualify for and what you're comfortable paying. Just because a lender may approve you for a certain amount doesn't mean you need to borrow the maximum.

It can be helpful to compare a few different purchase prices and see how each one affects your monthly budget. Remember to include the other costs of homeownership, such as property taxes, home insurance, utilities, maintenance and condo fees, if applicable.

Having a clear budget before you start looking can help you focus on homes that make sense for both your lifestyle and your finances.

More Choice Can Mean More Time to Decide

When the market is competitive, buyers can feel pressured to make quick decisions. Having more listings to choose from may give you a better opportunity to compare properties, consider the trade-offs and decide what matters most to you.

That doesn't mean every home will be a bargain or that every market is becoming less competitive. The right property, in the right location, can still attract plenty of interest.

But being financially prepared before you start making offers can make the process much less stressful. If a home you love comes along, you'll have a clearer understanding of your budget and what your financing could look like.

Is This Your Time to Buy?

There's no need to rush into the market just because conditions may be changing. Buying a home is a big decision, and the timing needs to make sense for you.

But if you've been waiting on the sidelines, this fall could be a good opportunity to revisit your plans, update your numbers and find out what's possible.

If you're thinking about buying, we're happy to walk through the numbers with you, compare different purchase scenarios and help you understand your mortgage options. Even if you're still a few months away from being ready, having a plan in place can make a big difference when the time comes.

Sometimes the best first step isn't starting the house hunt—it's finding out where you stand today.
